Development Accounting Manager - Developing a Company

       GENERAL SUMMARY:
In brief summary, the Development Accounting Manager is responsible for daytoday financial management activities for various entities and development projects. They may manage up to 20 projects at a time (assisted by a Project Administrator and development staff). They are responsible for ensuring the proper set-up of budgeting and coding for the projects with the end goal that projects can be tracked by phase and the proper releases of CIP at the appropriate time. The Development Accounting Manager is responsible for each of the projects and entities general ledgers. As needed, they will assist with reporting and corporate entity and property management accounting.  These activities include maintaining adequate controls and regular financial tracking and reporting.

        PRIMARY DUTIES AND RESPONSIBILITIES:
               A Development Accounting Manager often have to:
  • Prepare monthly, quarterly and annual financial statements for multiple entities and multiple projects, in an accurate and timely fashion.
  • Oversight of the job cost process to ensure there is an accurate accounting of costs by Job, controls in place to facilitate the strict adherence to budget, and the ability to correctly forecast in the Job Cost module. Additionally, develop job cost and development reporting processes and documentation to meet management reporting needs.
  • Resolve any job cost report discrepancies in conjunction with PA and PM. Review any requests for transfers of any miscoded costs or reallocations of any job costs in Yardi.
  • Lead monthly job cost meetings with appropriate members of the development team, the accounting team and the CFO to review job cost status and % of completion.
  • Determine the appropriate time to relieve job cost and begin depreciation and/or expensing of jobs.  Direct the Project Administrator in those steps.
  • Research the appropriate accounting treatment for new and different circumstances and documents conclusions and recommendations
  • Prepare audit schedules and year-end materials for assigned entities.
  • Maintain and review cash flow and manage bank statements, deposits and cash, as needed.
  • Apply appropriate accounting techniques and standard practices when inputting, tracking, analyzing, reconciling and reporting.
  • Prepare and/or review bank reconciliations.
  • Create month end closing calendar for development, ensure that everyone is clear about what needs to occur, participate in month end close; prepare or review reconciliations, balances and work papers.
  • Ensure development accounting is accurate and correct.
  • Work with Project Managers to ensure that percentage of completion is correct and that project costing makes sense.
  • Review coding, by line item, project and phase to ensure correctness.
  • Support the development of annual budget and reporting plans.
  • Perform other functions and specials projects as needed.                                                            SELECTION CRITERIA:
Candidates for AccountingManager Position should hold the following qualifications and be able to demonstrate the following abilities to be considered as a suitable applicant.  Please  note  that  except  where  specified  as  “preferred,”  all  points  listed  below  are considered minimum requirements.
Qualifications (Skills – technical and nontechnical):
  • Bachelor Degree in Accounting, Finance, Business or related field
  • Minimum of 5 years’ experience in financial/accounting management
  • Strong process and controls knowledge
  • Experience with real estate and development accounting for multiple entities and properties
  • Budgeting and forecasting experience in a job cost environment
  • Must have extensive knowledge of computers, Windows (Word, Excel, PowerPoint) and other applicable accounting software. Knowledge of Yardi Voyager a plus
  • CPA is preferred
